    [Greenbank](/greenbank) is home to two of Logan's most significant master-planned communities — Everleigh (Peet Limited) and Brookhaven (Lendlease) — making it one of the most active new home construction zones in the southern Logan growth corridor.     Everleigh. Peet Limited's Everleigh estate is one of Logan's most established master-planned communities.     Brookhaven. Lendlease's Brookhaven release is the newer Greenbank community, delivering lots across the Greenbank growth precinct with growing construction activity. As Brookhaven's delivery accelerates, builder activity from volume and mid-tier builders is increasing across concurrent stages.

    The presence of two active master-planned communities in Greenbank — with different developer models and different builder mixes — means the suburb generates consistent and varied inspection demand across PCI, stage, and warranty categories.

    What VG Inspect Finds in Greenbank Builds

    Site drainage. Greenbank's relatively flat terrain creates consistent site drainage compliance challenges. The required 50mm fall over the first metre from the slab perimeter is a regular PCI finding across both Everleigh and Brookhaven builds. On lots where the block profile is particularly flat, achieving the required gradient requires careful management of finished ground levels that is frequently not achieved.

    Waterproofing. Shower membrane height non-compliance is the most common finding overall — consistent with the SEQ-wide pattern across all builders active in Greenbank.

    Multiple builder variation. With 11 builders active in Everleigh alone, the defect profile varies between builders in ways that reflect each builder's specific subcontractor networks.
