    Building with Coral Homes? An independent set of eyes

    Coral Homes is one of Queensland's best-known volume builders, delivering value-focused single and double-storey designs across South East Queensland's growth corridors. Their homes typically feature brick-veneer construction, generous standard inclusions and a wide display range that owners personalise at contract. VG Inspect works alongside Coral Homes owners as a fully independent inspector — we are not engaged or paid by any builder. Our role is to give you an additional, owner-focused set of eyes that complements Coral Homes' own quality assurance and the private certifier's regulatory checks. Every item we note is photographed and referenced to the National Construction Code, the relevant Australian Standards or the QBCC Standards and Tolerances Guide.

    What VG Inspect commonly checks on a Coral Homes build

    Because Coral Homes builds predominantly in brick veneer with a defined inclusions list, we pay particular attention to masonry detailing and to confirming the contract inclusions are actually installed. Stage by stage:

    Slab & site stage

    • Slab dimensions, edge beams and reinforcement cover against the engineer's design and AS 2870 for the lot's soil classification.
    • Termite management system per AS 3660.1, and set-down levels at wet areas and the garage.
    • Site cut, fill compaction and drainage set-out relative to the natural fall of the block.

    Frame stage

    • Wall frames, roof trusses, bracing and tie-downs per AS 1684 and the truss layout, checked before the brickwork and linings close them in.
    • Lintels and openings sized and supported correctly for the brick veneer above.
    • Window and door openings square and plumb ready for fit-off.

    Brickwork & lock-up

    • Brick veneer coursing, articulation (control) joints, weep holes at the correct spacing and clean cavities — common items on brick-veneer homes.
    • Window head and sill flashings, sealants and the cavity behind the cladding.
    • Wet-area waterproofing to showers, bathrooms and laundry per AS 3740 before tiling, plus roof flashings and penetrations per NCC Volume 2 Part 3.5.

    PCI / handover

    • Internal finishes — plaster, cornice, paint, tiling and grout — against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
    • Every contract inclusion checked off against your specification — fixtures, tapware, appliances and the finishes you actually paid for.
    • Site works, driveway, drainage falls, finished ground levels and the full compliance pack (Form 16s, Form 21, waterproofing and termite notices).
