Adam Gates is the QBCC-licensed inspector behind every VG Inspect inspection across South East Queensland. Adam founded VG Inspect in November 2025 after eleven years as a Site Supervisor across the residential construction industry, trade qualification as a carpenter, and time as the director of his own construction business. VG Inspect is the consolidation of all that build-side experience into an independent buyer-side inspection practice — focused exclusively on new homes.
VG Inspect runs as a single-inspector practice. Every job — pre-pour, slab, frame, waterproofing, enclosed (lock-up), practical completion, post-handover, and 11-month warranty — is attended personally by Adam. There are no subcontractors, no junior inspectors, no name-on-the-door delegates. The person who licences the report is the person who stood in your home.
That continuity matters most when a build moves through several stages. The same eyes that checked the slab at pre-pour are the eyes that walk the finished home at handover. Recurring patterns get noticed; tie-down detail seen at frame stage is remembered at lock-up; the slab's edge beam dimensions are part of the inspector's mental model when the home's settlement cracking is assessed eleven months later.

What Adam Inspects
Every stage of a new build is covered. Each inspection is attended personally by Adam and delivered with a detailed same-day digital report.
- Pre-pour inspection($550)
before the slab is poured. Verifies formwork, reinforcement, termite management system per AS 3660.1, set-out alignment to plans.
- Slab inspection($550)
after the slab is poured. Verifies edge beam dimensions per AS 2870, reinforcement cover, surface levels.
- Frame inspection($550)
after the frame is up, before linings. Tie-down + bracing per AS 1684, member sizing, truss connections.
- Waterproofing inspection($550)
after wet-area membrane is down, before tiles. Membrane integrity per AS 3740. The highest-leverage stage inspection.

How Adam Inspects
Every inspection follows the same three reference points:
- 1.National Construction Code Volume 2 — the regulatory baseline for residential construction in Australia.
- 2.The relevant Australian Standards — AS 3740 (waterproofing), AS 1684 (timber framing), AS 2870 (slabs on reactive soils), AS 3660.1 (termite management), and others as applicable.
- 3.The QBCC Standards and Tolerances Guide — the workmanship and finish quality framework specific to Queensland.
Every defect noted in a VG Inspect report references the specific clause it breaches. That precision matters because: site supervisors can action clause-referenced defects quickly without back-and-forth; disputed defects are easier to resolve with a documented reference; items raised under the 12-month defect liability period have clear regulatory basis.
Each defect comes with: a photograph of the item, a description of what's wrong, the location in the home, the relevant clause reference, and the recommended action.
Reports are delivered on-site the same day for most inspections — for very large homes or specialised cases, within 24 hours.

Builders Adam Inspects
Adam is independent — not employed, paid, referred or appointed by any builder. He inspects new homes from any QBCC-licensed builder operating in South East Queensland.
Other builders active across the corridors are inspected on the same basis — no preferential relationships, no referral fees, no compromise of independence.
Background — residential construction since 2011
Adam's path to founding VG Inspect ran through every stage of a residential build.
Trade qualified.
Adam completed his Certificate III in Carpentry (2014) through a full apprenticeship, primarily on project building sites with additional exposure to 1950s-era renovation work. The trade training covered framing, cladding, soffits, decks, fixouts and final fits, plus supplementary experience in bricklaying, waterproofing, fencing, tiling, on-site roof framing, roof coverings (sheet metal and tiles), and basic plastering. He completed his Certificate IV in Building and Construction in 2011 during the second year of that apprenticeship at Granville TAFE in NSW. His Diploma of Building and Construction followed in 2016 — recognised in Master Builders Queensland magazine on completion.
Eleven years supervising builds — since 2014.
Adam moved into site supervision in 2014, the same year he completed his Certificate III in Carpentry. The decade-plus that followed covered the full spectrum of SEQ residential construction — volume-builder display homes, multi-residential developments, dual-key investor and NDIS builds, stilted structures and slab-on-ground homes, low-set and high-set, across Moreton Bay, Caboolture, Logan, Griffin to Redland Bay. The major roles include:

Construction business owner.
Before site-supervising, Adam founded and ran G&S Building and Construction (May 2017 – Mar 2019) — a small construction business delivering granny flats, cosmetic renovations and minor building works. He handled estimating, tender preparation, contract administration and on-site supervision end to end. The business taught him the financial and client-management side of construction, including the cash flow pressures and trade-availability constraints that shape every builder's decisions.
