Enclosed & Waterproofing Inspection
Critical inspections at lock-up stage to verify waterproofing and building envelope integrity before it's hidden behind walls.
Book before tiles are laid
Why Waterproofing Inspections Matter
Waterproofing failures are one of the most costly defects in new construction. Once walls are plastered and tiles are laid, it becomes extremely expensive to rectify waterproofing issues.
Our inspection at the enclosed/lock-up stage verifies that waterproofing membranes are correctly applied to wet areas, flashings are properly installed, and the building envelope will protect against water ingress.
Water damage claims account for over 40% of building defect disputes. Prevention is far cheaper than cure.

Frequently Asked Questions
When should I book a waterproofing inspection?
After the waterproofing membrane is applied to wet areas (bathrooms, ensuites, laundry) but BEFORE tiles are laid. Once tiles are down, the membrane is hidden for the life of the home.
What's checked at the waterproofing stage?
Membrane coverage at all penetrations, correct waterproofing height (AS 3740 requires 150mm minimum at shower walls), substrate prep, fall to drain, treatment of corners and movement joints, and integrity around taps and drains.
Why is waterproofing so important to inspect?
Waterproofing failures in wet areas are the #1 insurance claim in residential construction. Once tiles are laid, the waterproofing is hidden and any defects become hugely expensive to remediate — often requiring full bathroom strip-outs.
How long does a waterproofing inspection take?
1 hour for a typical home with 2–3 wet areas.
How much does a waterproofing inspection cost?
$550 inc GST. Same fixed price as our other stage inspections, no travel surcharges within our Brisbane and SEQ service area.
Most clients who book a waterproofing inspection book us through to handover. See our construction stage inspections for the full build journey.
Every defect we find is referenced against the QBCC Standards and Tolerances and our QBCC defects guide.
