Building with Brighton Homes? An independent set of eyes

Brighton Homes is an established South East Queensland volume builder with a broad range of single and double-storey designs delivered across Brisbane and the northern growth corridor. Their plans suit everything from compact infill blocks to wider estate lots, and owners typically personalise a defined inclusions list at contract. VG Inspect works alongside Brighton Homes owners as a fully independent inspector — we are not employed, paid or appointed by any builder. Our role is to add an additional, owner-focused set of QBCC-licensed eyes that complements Brighton Homes' own quality assurance and the private certifier's compliance role. Every item we record is photographed and referenced to the National Construction Code (NCC Volume 2), the relevant Australian Standards and the QBCC Standards and Tolerances Guide, so you have a clear, fair picture of exactly where your build stands at each milestone.

What VG Inspect commonly checks on a Brighton Homes build

Because Brighton Homes builds a wide single and double-storey range across varied lots, we tailor each visit to the specific design and the soil class of your block. Here is what we focus on, stage by stage:

    Pre-pour & slab stage

    • Formwork set-out, edge beam dimensions and reinforcement placement and cover before the pour, referenced to the engineer's design and AS 2870 for the lot's soil classification.
    • Termite management system installation per AS 3660.1 — important across the reactive-soil Moreton Bay and Ipswich corridors.
    • Vapour barrier laps and penetrations, plus set-down levels at wet areas, the garage and any porch.
    • Finished floor level relative to drainage and overland flow paths across the block.

    Frame stage

    • Wall and roof framing, bracing, tie-downs and truss connections per AS 1684 and the engineer's drawings — including the extra tie-down detail on Brighton's two-storey designs.
    • Stud straightness, spacing and lintel sizing checked before linings are fixed.
    • Service penetrations and notching checked so they don't compromise structural members.
    • Wind classification under AS 4055 / AS 1170.2 confirmed for the frame fixing schedule on more exposed lots.

    Lock-up & waterproofing

    • Wet-area waterproofing to showers, bathrooms, laundries and any upper-level areas per AS 3740 before tiling — the highest-consequence defect category on any build.
    • External cladding, render substrate or brickwork, window head and sill flashings, weep holes and sealants before the facade is finished.
    • Roof covering, valleys, flashings and penetrations per NCC Volume 2 Part 3.5.

    Fixing & internal stage

    • Plasterboard fixing, cornice, skirting and architrave set-out before paint, viewed against QBCC Section 14 tolerances.
    • Cabinetry, benchtops and joinery scribing, alignment and door/drawer operation.
    • Tiling layout, lippage and grout against the relevant tolerances and the contract finishes.

    PCI / handover

    • Internal finishes — plaster, paint, tiling and grout — against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
    • Every contract inclusion checked off against your specification — fixtures, tapware, appliances and the finishes you actually paid for.
    • Site works, driveway, drainage falls and finished ground levels per NCC Volume 2 Part 3.1.2.3.
    • Compliance documentation collated — Form 16s, Form 21, waterproofing and termite notices.

Why an independent inspection alongside Brighton Homes

An independent inspection is not a criticism of Brighton Homes — it is simply sound practice on one of the biggest purchases you will ever make. A volume builder runs many sites at once, and the private certifier signs off regulatory compliance rather than finish quality or whether each contract inclusion is present. A VG Inspect report sits neatly between the two: a structured, photographed list of items your supervisor can action quickly, each referenced to the relevant standard. In our experience builders, Brighton Homes included, would far rather rectify a flagged item before handover than carry it into the warranty period. A clear, fair, standards-based report therefore helps everyone — owner, builder and supervisor alike — and that collaborative approach is exactly how we work across South East Queensland.

    Brighton Homes inspection FAQs

Is VG Inspect affiliated with Brighton Homes?

No. VG Inspect is completely independent — we are not employed, paid or appointed by Brighton Homes or any other builder. Our only client is you, the owner, which is what lets us give you an honest, standards-based assessment of your new home.

Which stages should I inspect on a Brighton Homes build?

The highest-value single inspection is the practical completion (PCI) / handover inspection before you accept the keys. Many owners also add construction stage inspections — slab, frame and lock-up/waterproofing — because defects caught before they are covered by the next trade are far easier and cheaper to address. On double-storey Brighton designs the frame and waterproofing stages are especially worthwhile.

Will booking an inspection cause friction with my Brighton Homes supervisor?

In our experience, no. A clear, photographed report with clause references is genuinely useful to a site supervisor — it is far easier to action than a vague list, and most builders would rather fix an item before handover than carry it into the warranty period. We keep the tone professional and factual, and the report is yours to share with the builder.

Do you inspect both single and double-storey Brighton Homes designs?

Yes. Brighton builds a broad single and double-storey range, and we tailor each inspection to the specific plan. On two-storey designs we pay particular attention to tie-downs, upper-level framing and any upper-floor wet-area waterproofing, all checked against AS 1684 and AS 3740.

When should I book my Brighton Homes PCI inspection?

Book as soon as Brighton Homes issues the practical completion notice — usually 5 to 14 days before your scheduled handover. Booking early secures your slot and leaves room for a re-inspection if you want one after rectification.

How much does a Brighton Homes inspection cost?

Our practical completion / handover inspection is $660 for new homes under 220m²; larger homes are individually quoted. Construction stage inspections (slab, frame, waterproofing) and 11-month warranty inspections are from $550. There is no travel surcharge across the Moreton Bay and northern Brisbane corridor.

My block has reactive soil — does that change the inspection?

It is one of the things we watch most closely. Much of the Brisbane and Moreton Bay corridor sits on reactive clay, so at slab stage we confirm the footing design matches the engineer's drawings and the AS 2870 soil class for your lot, and we check drainage and finished levels that help keep moisture stable around the slab.

Where do you inspect Brighton Homes builds?

Right across South East Queensland, with particular coverage of the northern growth corridor — Caboolture, Narangba, Mango Hill, Capestone, Lilywood and Lilywood Landings among them, plus North Lakes, Ripley and Springfield Lakes. If you are unsure whether we reach your estate, call us and we will confirm before charging anything.
