    Plantation Homes is a well-known Queensland volume builder recognised for contemporary facades, generous alfresco and outdoor-living zones and display-home-standard finishes. Across the northern corridor their range includes both single and double-storey designs popular with families upgrading from their first home. VG Inspect works alongside Plantation Homes owners as an independent inspector — we are not engaged or paid by any builder. Our job is to provide an additional, owner-focused set of eyes that complements Plantation's own quality assurance and the private certifier's compliance role. Every item we record is photographed and referenced to the National Construction Code, the relevant Australian Standards or the QBCC Standards and Tolerances Guide, so you can hand a clear, fair list straight to your site supervisor.

    What VG Inspect commonly checks on a Plantation Homes build

    • Stud straightness, lintels and service penetrations before linings.

    Lock-up & waterproofing

    • Wet-area and outdoor waterproofing — showers, bathrooms, laundry and tiled alfresco or balcony areas — per AS 3740, the highest-consequence category on this style of home.
    • Facade render, cladding, articulation joints, window head flashings and sealants before final finishing.
    • Roof covering, flashings, valleys and penetrations per NCC Volume 2 Part 3.5.

    PCI / handover

    • Internal and display-spec finishes — plaster, paint, tiling, grout and feature elements — against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
    • Joinery, stone benchtops, fixtures, appliances and every contract-specified inclusion installed as agreed.
    • Alfresco drainage, site works, finished ground levels and the full compliance pack (Form 16s, Form 21, waterproofing and termite notices).

    Plantation homes have big alfresco areas — do you check those?

    Yes, closely. Tiled alfresco and outdoor-living areas need correct waterproofing, set-downs and drainage, and they are one of the higher-consequence areas on this style of home. We also pay particular attention to facade render and the display-spec internal finishes.

    Should I inspect during construction or just at handover?

    The PCI / handover inspection is the most important. On a Plantation build, adding a frame inspection and a lock-up/waterproofing inspection is well worth it — the alfresco waterproofing and facade detail are hard to verify once they are finished.

    Will a report cause issues with my Plantation Homes supervisor?

    It shouldn't. A clear, photographed, clause-referenced report is easy for a supervisor to action, and most builders prefer to fix an item before handover rather than after. We keep the tone professional throughout.
