    Building with Metricon? An independent set of eyes

    Metricon is one of Australia's largest residential builders, with a strong presence across Brisbane's northern growth corridor and the wider South East Queensland market. Their range spans single and double-storey designs, often with rendered facades, alfresco living zones and upper-level wet areas. VG Inspect works alongside Metricon owners as a fully independent inspector — we are not employed or paid by any builder. Our role is simply to provide an additional, owner-focused set of QBCC-licensed eyes that complements Metricon's internal quality assurance and the private certifier's compliance checks, documenting every item against the National Construction Code, the relevant Australian Standards and the QBCC Standards and Tolerances Guide.

    What VG Inspect commonly checks on a Metricon build

    On a Metricon build we tailor our attention to the design features common across their range — two-storey framing, rendered facades and multiple wet areas. Here is what we focus on, stage by stage:

    Slab & site stage

    • Slab level, edge beam dimensions and reinforcement cover before the pour, referenced to the engineer's design and AS 2870 for the lot's soil class.
    • Termite management system installation per AS 3660.1 — important across the high-pressure Moreton Bay region.
    • Set-out and finished floor levels relative to the drainage and overland flow paths on the lot.

    Frame stage

    • Wall and roof framing, bracing, tie-downs and truss connections per AS 1684 and the engineer's drawings — particularly the additional tie-down detail on Metricon's two-storey designs.
    • Straightness, stud spacing and lintel sizing before the linings go on.
    • Service penetrations and notching checked so they don't compromise structural members.

    Lock-up & waterproofing

    • Wet-area waterproofing to showers, bathrooms, laundries and any upper-level or balcony areas per AS 3740 — the highest-consequence defect category on any build.
    • External cladding, render substrate, window head flashings, weep holes and sealants before the facade is finished.
    • Roof covering, flashings, valleys and penetrations per NCC Volume 2 Part 3.5.

    PCI / handover

    • Internal finishes — plasterboard, cornice, paint, tiling and grout — against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
    • Joinery, benchtops, fixtures, appliances and contract-specified inclusions actually installed.
    • Site works, driveways, drainage falls and finished ground levels per NCC Volume 2 Part 3.1.2.3, plus compliance documentation (Form 16s, Form 21, waterproofing and termite notices).

Metricon's site supervisors manage many homes at once, and the private certifier checks regulatory compliance rather than finish quality or contract inclusions. A VG Inspect report sits neatly between the two: a structured, photographed list of items your supervisor can action quickly, each referenced to the relevant standard. Most builders, Metricon included, would rather rectify an item before handover than have it become a warranty claim later.     Are you affiliated with Metricon in any way?

    No. VG Inspect is completely independent — we are not employed, paid or appointed by Metricon or any other builder. Our only client is you, the owner. That independence is what lets us give you an honest, standards-based assessment of your new Metricon home.

    Which stages should I inspect on a Metricon build?

    The highest-value inspection is the practical completion (PCI) / handover inspection before you accept the keys. Many owners also add construction stage inspections — slab, frame, and lock-up/waterproofing — because defects caught before they are covered by the next trade are far easier and cheaper to fix. On double-storey Metricon designs the frame and waterproofing stages are especially worthwhile.

    Will booking an inspection cause friction with my Metricon supervisor?

    In our experience, no. A clear, photographed report with the relevant clause references is genuinely useful to a site supervisor — it is far easier to action than a vague list, and most builders would rather fix an item before handover than carry it into the warranty period. We keep the tone professional and factual, and the report is yours to share with the builder.

    When should I book my Metricon PCI inspection?

    Book as soon as Metricon gives you the practical completion notice — usually 5 to 14 days before your scheduled handover. Booking early secures your slot and leaves room for a re-inspection if you want one after rectification.

    How much does a Metricon inspection cost?

    Our practical completion / handover inspection is $660 for new homes under 220m²; larger homes are individually quoted. Construction stage inspections (slab, frame, waterproofing) and warranty inspections are from $550. There is no travel surcharge across the Moreton Bay and northern Brisbane corridor.
