    Burbank is a national volume builder active across South East Queensland's growth corridors, delivering value-focused single and double-storey designs with a defined inclusions list. VG Inspect works alongside Burbank owners as a fully independent inspector — we are not engaged or paid by any builder. Our role is to give you an additional, owner-focused set of QBCC-licensed eyes that complements Burbank's own quality assurance and the private certifier's regulatory checks. Every item we note is photographed and referenced to the National Construction Code (NCC Volume 2), the relevant Australian Standards or the QBCC Standards and Tolerances Guide.

    What VG Inspect commonly checks on a Burbank build

    With Burbank's volume model and defined inclusions list, we pay particular attention to confirming the specified inclusions are actually installed and to the detailing on whichever cladding system your design uses. Stage by stage:

    Pre-pour & slab stage

    • Slab dimensions, edge beams and reinforcement cover against the engineer's design and AS 2870 for the lot's soil class — important across the reactive clays of the Ipswich and Moreton Bay corridors.
    • Termite management system per AS 3660.1, and set-down levels at wet areas and the garage.
    • Vapour barrier integrity, laps and penetrations before the pour.

    Frame stage

    • Wall frames, roof trusses, bracing and tie-downs per AS 1684 and the truss layout, checked before linings and cladding close them in.
    • Lintels and openings sized and supported correctly for the cladding system above.
    • Window and door openings square and plumb ready for fit-off.
    • Wind classification under AS 4055 confirmed for the fixing schedule on exposed lots.

    Cladding & lock-up

    • Brick veneer coursing, articulation (control) joints and weep holes at the correct spacing, or render substrate and lightweight cladding detailing depending on your design.
    • Window head and sill flashings, sealants and clean cavities behind the cladding.
    • Roof covering, flashings, valleys and penetrations per NCC Volume 2 Part 3.5.

    Waterproofing & fixing

    • Wet-area waterproofing to showers, bathrooms and laundry per AS 3740 before tiling — the highest-consequence defect category on any build.
    • Plasterboard, cornice and trim set-out, plus cabinetry alignment and door/drawer operation.
    • Tiling layout, lippage and grout against the relevant tolerances and the contract finishes.

    PCI / handover

    • Internal finishes — plaster, paint, tiling and grout — against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
    • Every contract inclusion checked off against your specification — fixtures, tapware, appliances and the finishes you actually paid for.
    • Site works, driveway, drainage falls and finished ground levels per NCC Volume 2 Part 3.1.2.3.
    • Compliance documentation collated — Form 16s, Form 21, waterproofing and termite notices.
