Slab & site stage
- Slab and footing detail against the engineer's design and AS 2870, with attention to the sandy and reactive soils common around Caboolture, Beachmere and Bribie Island.
- Termite management system per AS 3660.1 — essential in this high-pressure region — and correct set-down levels.
- Site drainage and finished levels, important on the flatter coastal blocks where water disperses slowly.
Frame stage
- Wall and roof framing, bracing, tie-downs and truss connections per AS 1684 and the engineer's drawings, with the wind classification under AS 4055 considered for exposed coastal sites.
- Stud straightness, lintels and openings before linings.
- Fixings and brackets checked for the corrosion-resistance grade appropriate to a coastal location per AS 3566 / AS 4312 where specified.
Lock-up & waterproofing
- Wet-area waterproofing to showers, bathrooms and laundry per AS 3740 before tiling.
- External cladding, flashings, weep holes and sealants, with attention to durability of external metalwork in the coastal atmosphere.
- Roof covering, flashings, valleys and penetrations per NCC Volume 2 Part 3.5.
PCI / handover
- Internal finishes against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
- Joinery, benchtops, fixtures, appliances and contract inclusions installed as specified.
- Site works, drainage falls, finished ground levels, and the compliance pack (Form 16s, Form 21, waterproofing certificate and termite durable notice).
