Booking a building inspection sounds simple — and it is — but timing is everything. Book too late and you may not have an inspection before your builder's proposed handover date. Here's the exact process from the moment you hear from your builder to the moment you collect your keys.
Step 1 — The Moment Your Builder Contacts You
As soon as your builder notifies you that the home has reached practical completion and proposes a handover date, contact VG Inspect immediately.
Do not wait until the week before handover. VG Inspect operates on a first-come, first-served basis and inspection slots fill quickly, particularly in high-volume corridors like [Waraba](/[waraba](/waraba)), [Caboolture](/[caboolture](/caboolture)), and [North Lakes](/north-lakes). Contact us the day you receive the builder's notification.
Call 07 3180 8041 or book online at vginspect.com/book.
Step 2 — What to Tell Us When Booking
When you contact VG Inspect, have the following ready: the full property address including lot and plan number, the builder's name, the inspection type required (PCI, stage, or warranty), your proposed handover date, and two or three preferred inspection dates and times. 6:30am is available for early starts across all Moreton Bay and Sunshine Coast zones.
Step 3 — Confirmation and Preparation
VG Inspect will confirm your inspection date by return call or email. You will receive a confirmation with the inspector's details, the inspection time, and payment information.
Before the inspection, gather your building contract and any correspondence from your builder about completion. If you have received a pre-settlement letter or practical completion notice, bring or email a copy.

Book an InspectionStep 4 — The Day of Inspection
VG Inspect arrives at the property at the scheduled time. You do not need to be present — but you are welcome to attend. The builder's site supervisor will typically be available or accessible by phone during the inspection.
The inspection takes 90 minutes to two hours. You will not receive the report on site — VG Inspect prepares the detailed PDF report after the inspection.
Step 5 — Report Delivery
Your report is delivered within 24 hours of the inspection — for morning inspections, always the same day. You receive the report by email in PDF format. Review it carefully and contact us if you have questions about any finding.

Step 6 — Presenting the Report to Your Builder
Present the report to your builder's site supervisor before your handover date. Request a written response detailing which defects will be rectified before handover and which will be addressed on an agreed post-settlement schedule.
