    Newport by Lendlease. Newport is the peninsula's most significant master-planned new home community, delivering waterfront and canal residential lots across an ongoing stage release program. Newport attracts premium buyers — the waterfront location commands prices that make independent inspection even more important than on a standard volume builder estate. Metricon, Coral Homes, Brighton Homes, and GJ Gardner are all active within Newport.

    Infill construction across Clontarf, Kippa-Ring, Rothwell, and Margate. These established peninsula suburbs see consistent infill construction — individual lots, duplex developments, and small residential releases. The builders active in infill construction vary more widely than in estate-scale construction, which means quality variation is higher and independent inspection is more, not less, important.

    Redcliffe and Scarborough coastal sites. Occasional coastal infill projects on individually developed lots generate boutique builder inspection demand. These builds often involve smaller, local builders rather than volume builders — defect profiles vary more widely on boutique builds.
