    What an Independent Inspector Looks At on Your PCI

    ### 1. Wet Areas Wet areas are the highest-risk and highest-value focus on any volume builder PCI. We measure membrane heights against the 1800mm minimum, check coverage at floor-to-wall junctions, and verify sealant continuity at bath wastes and floor wastes.

    Why it matters: wet area issues are the single most expensive items to remediate after handover, so catching them now is the highest-value part of any inspection.

    ### 2. Contract Specification Items At handover we walk through your full contract schedule — landscaping, fencing, driveway sealing, appliances, tapware and tile selections — and flag anything outstanding. These are contractual obligations that belong on your defects list before you sign.

    ### 3. Window and Door Frame Sealing Gaps and incomplete sealing at external frames matter in SEQ's storm-prone climate. We check every external frame junction.

    ### 4. Cornice and Plasterboard Cornice junctions and plasterboard surface variation are checked against the QBCC Standards and Tolerances guide. Documenting items above the threshold gives you straightforward leverage.
