[Flagstone](/flagstone) City. One of Logan's flagship master-planned communities, located in the southern growth corridor approximately 50km from Brisbane CBD. Multiple volume builders including [Brighton Homes](/builders/[brighton](/brighton)-homes), [Coral Homes](/builders/coral-homes), [GJ Gardner](/builders/gj-gardner), [Orbit Homes](/builders/orbit-homes), [Stroud Homes](/builders/stroud-homes), and [Metricon](/builders/[metricon](/builders/metricon)) are simultaneously active across multiple Flagstone precincts. Stage releases continue with strong buyer demand driven by price-point accessibility.

[Yarrabilba](/yarrabilba). Lendlease's major Logan community planned for 45,000 residents. Active stage releases continue across the full Yarrabilba precinct with the same volume builder mix as Flagstone. Yarrabilba's delivery timeline extends for another decade — a long pipeline of inspection demand.

[Greenbank](/greenbank) — Everleigh and Brookhaven. Everleigh (Peet Limited) features a 20-display-home village with 11 builders and continues to deliver stage releases. Brookhaven (Lendlease) is the newer Greenbank release with growing construction activity. Combined, these two estates make Greenbank one of Logan's most active construction zones.

[Park Ridge](/park-ridge) and [Chambers Flat](/chambers-flat). Park Ridge Estate, Logan Meadows, and smaller releases in Chambers Flat and [Logan Reserve](/logan-reserve) see active construction. The corridor's price-point — below Flagstone in some sections — attracts buyers seeking value in the southern Logan corridor.

[Jimboomba](/jimboomba) and surrounds. Jimboomba continues to see estate construction from mid-tier builders, with the Jimboomba Woods area particularly active.

What VG Inspect Finds in Logan Builds

Site drainage. Logan sits predominantly on flat terrain. The required drainage fall of 50mm over the first metre from the slab perimeter is a consistent compliance challenge on flat lots across Flagstone, Yarrabilba, and Greenbank. Non-compliant drainage falls that direct water toward the slab are found on a significant proportion of Logan PCIs.

Waterproofing. Shower membrane height non-compliance is the most common finding, consistent with the SEQ-wide pattern. Required minimum 1800mm on all shower walls.

Driveway control joints. The high volume of concurrent concrete work across Flagstone and Yarrabilba creates consistent pressure on control joint installation. Missing or incorrectly timed saw-cut joints result in uncontrolled cracking within the first year.

Roof fixing compliance. Logan is in a designated wind region. Roof fixing requirements are specific to the wind classification of each lot and are a consistent finding across Logan corridor builds.

Contract and external works. The pace of delivery across Flagstone and Yarrabilba means external works — fencing, landscaping, driveway completion — are frequently incomplete at the practical completion notice date.
