Ongoing stage releases continue with active construction across multiple precincts.
Ormeau residential street infill. Individual lot construction continues across Ormeau's established residential streets, with a mix of volume builders on commissioned lots and smaller local builders on custom projects.
Stapylton industrial fringe. Stapylton is primarily industrial in character, but residential lots on the fringes of the industrial zone and in nearby residential pockets see some new home construction activity.
The Gold Coast Northern Corridor Defect Profile
Ormeau and Stapylton share the defect profile common across the Gold Coast northern corridor — driven by the same subcontractor networks active across Pimpama, Coomera, Upper Coomera, and Helensvale.
Waterproofing. Shower membrane height non-compliance is the most common finding — required minimum 1800mm on all shower walls. We consistently find application at 1200mm to 1500mm across all builders active in the Ormeau corridor.
Wind region compliance. Ormeau and Stapylton are in a designated wind region. Roof fixing compliance — screw patterns per rafter, cyclone tie placement, and batten specification — is a specific and consistent finding. The Gold Coast northern corridor is more exposed to significant wind events than inland zones, making roof fixing compliance particularly important.
Concrete works. Driveway and path control joint defects — missing or incorrectly timed saw-cut joints — are consistent findings across Ormeau and Stapylton builds. Missing control joints result in uncontrolled cracking within the first year.
Site drainage. The relatively flat terrain across Stapylton and parts of Ormeau creates drainage compliance challenges. The required 50mm fall over the first metre from the slab is a regular PCI finding.
