    North Lakes is Moreton Bay's most established master-planned community and one of SEQ's most recognised new home destinations. Located 30km north of Brisbane CBD with Westfield North Lakes retail, established schools, public transport, and direct Bruce Highway access, North Lakes set the template for master-planned community development in Queensland.

    While the core North Lakes precinct is now largely built out, the broader corridor — Griffin, Mango Hill, Narangba, Burpengary East — continues to deliver significant volumes of new homes. And as homes built in North Lakes from 2015 to 2022 enter their warranty windows, warranty inspections are now a major and growing inspection category in the corridor.

    What's Still Active in the North Lakes Corridor

    Griffin. Griffin remains one of the most actively developing suburbs in the North Lakes corridor. Harbour Rise and ongoing residential releases continue to deliver new lots with multiple volume builders operating simultaneously. Metricon, Coral Homes, Brighton Homes, and GJ Gardner are all active across Griffin precincts. Griffin offers access to the North Lakes lifestyle at a price point below the core North Lakes suburb.

    Mango Hill. Mango Hill Estate and surrounding releases continue to deliver new homes. The suburb benefits from the Mango Hill East railway station and proximity to Westfield North Lakes. Active builder construction continues across Mango Hill with strong demand from families seeking the North Lakes lifestyle.

    North Harbour, Burpengary East. Stockland's North Harbour estate is technically in Burpengary East but is the most active and significant new home construction zone in the immediate North Lakes corridor. Consistent stage releases, a full display village, and multiple volume builders make North Harbour the primary source of PCI inspection demand in the corridor.

    Aquila, North Lakes. Aquila is Stockland's final active release within the core North Lakes precinct, delivering the last new lots in the community.

    PCI Inspections in the North Lakes Corridor

    A North Lakes corridor PCI covers the same elements as any new home inspection but with specific attention to the defect patterns common in this zone. The undulating terrain in eastern sections of the corridor creates specific drainage challenges. The proximity to Moreton Bay means wind classification requirements are specific and roof fixing compliance is a consistent finding.

    Shower waterproofing height non-compliance remains the most common finding across all builders in the corridor. Window and door sealing defects are consistently found — particularly on north and east-facing facades exposed to prevailing weather. Site drainage falls toward the slab are found on a significant proportion of PCI inspections in the North Lakes corridor.

    Warranty Inspections Across North Lakes

    Homes built in North Lakes, Mango Hill, Griffin, and Narangba from 2015 to 2023 are now within their warranty windows — either within the 12-month defect liability period or within the 6-year 6-month structural warranty.
