Here are the defects we find most consistently — and why catching them before handover matters.
Waterproofing Non-Compliance
Shower waterproofing defects are the single most common finding across Narangba new builds, regardless of builder. The required minimum height is 1800mm on all shower walls. We regularly find:
Membrane applied only to enclosed walls. Some waterproofing contractors apply the membrane to the back and side walls of the shower but not the wall adjacent to the shower screen, on the basis that the screen provides protection. It doesn't. Both the QBCC Standards and Tolerances and AS 3740 are clear — all shower walls require 1800mm membrane height.
Inadequate membrane at floor junctions. The junction between the shower floor membrane and the wall membrane is the highest-risk point for water ingress. Inadequate lapping, incomplete adhesion and pinhole defects in the membrane at this junction are consistent findings.
Site Drainage Falls
Narangba sits on undulating terrain with significant cut and fill activity across many lots. The result is frequent non-compliance with the minimum drainage gradient requirement — 50mm fall over the first metre from the structure — particularly at the rear of slabs where the lot falls away or where fill material has been placed.
Roof Fixing Deficiencies
Narangba is located in a designated wind region, with specific roof fixing requirements for the wind classification of each lot. The most common finding is insufficient screws per rafter at eave and ridge lines, and missing cyclone ties at the connection between roof trusses and the top plate.

Book an InspectionFrame Defects at Pre-Plaster Stage
The frame stage is the last opportunity to inspect structural elements before they are concealed by plasterboard. Defects found consistently at Narangba frame inspections include:
- Missing or incorrectly placed bracing along external wall lines - Insufficient tiedown bolts at bearer-to-stump and frame-to-slab connections - Incorrect notching of timber members for service penetrations - Missing fire blocking at top plate penetrations
Incomplete Contract Items at PCI
High-volume builders working across multiple Narangba sites simultaneously frequently present homes for practical completion with incomplete or missing contract items. Common examples include missing landscaping, incomplete fencing, incorrect tile selections, and appliances not yet installed or commissioned.
All of these are rectifiable — but only if they are formally documented in an independent inspection report before you sign the handover certificate.
