What VG Inspect Finds at Upper Coomera
Waterproofing. Shower membrane height non-compliance is the most consistent finding across Upper Coomera builds from all active builders. Required minimum 1800mm on all shower walls. We consistently find application at 1200mm to 1500mm.
Roof fixing in the wind region. Upper Coomera and the broader Gold Coast northern corridor are in a designated wind region with specific roof fixing requirements. Insufficient screws per rafter at eave lines, missing cyclone ties at truss-to-top-plate connections, and incorrect batten fixing specifications are found consistently.
Site drainage. The undulating terrain across Upper Coomera, with varying lot profiles across Coomera Springs and the residential street network, creates drainage compliance complexity. The required 50mm fall over the first metre from the slab is a regular PCI finding.
Contract items. Builders across the active Upper Coomera corridor regularly present homes for PCI with incomplete external works — landscaping, fencing, and driveway items — outstanding.
