    Yarrabilba Building Inspection — Everything New Home Buyers Should Know

    [Yarrabilba](/yarrabilba) is Lendlease's major Logan growth corridor community, planned for 45,000 residents across 18,000 homes. Located approximately 50km from Brisbane CBD in the southern Logan growth area, [Yarrabilba](/yarrabilba) is one of Queensland's largest master-planned communities in active delivery.     Why Yarrabilba's Scale Creates Predictable Defects

    Yarrabilba's delivery at the scale Lendlease manages — with lot registrations running in the hundreds per quarter — means multiple builders and dozens of subcontractors are working simultaneously across the estate. The pace of delivery and the volume of concurrent construction create the conditions that drive defects across all large SEQ master-planned communities.

    Lendlease as the developer manages lot registration and estate delivery. They do not manage the construction quality of individual homes — that is the responsibility of each volume builder and their subcontractor networks. VG Inspect's role is to independently assess those homes on behalf of the buyer before they accept keys.

    What We Find on Yarrabilba New Builds

    Waterproofing non-compliance. Shower membrane height non-compliance is the single most consistent finding across Yarrabilba builds from every active builder. Required minimum 1800mm on all shower walls. We consistently find application at 1200mm to 1500mm — most frequently on the wall adjacent to the shower screen. Floor waste sealing is also a consistent finding at Yarrabilba — inadequate membrane embedding at the floor waste flange is found on a significant proportion of inspections.

    Roof space and wind compliance. Yarrabilba lots are in a designated wind region with specific requirements for roof fixing, wall bracing, and connection hardware. Roof fixing deficiencies — insufficient screws per rafter at eave lines, missing cyclone ties at the truss-to-top-plate connection — are consistent findings. These are life safety issues in the event of major wind events and must be identified and rectified before handover.

    Site drainage falls. The relatively flat terrain across Yarrabilba's major residential precincts means achieving the required 50mm drainage fall over the first metre from the slab perimeter requires careful management of finished ground levels. Non-compliance is found on a significant proportion of Yarrabilba PCIs. On lots where the block falls toward the rear of the property, rear drainage compliance is the most common location for this finding.

    Concrete works. Driveway and path control joint defects are consistently found across Yarrabilba builds — missing saw cuts, incorrect cut spacing, or cuts installed outside the required 18-hour window result in uncontrolled cracking. Given the volume of concurrent concrete work across Yarrabilba, this is a systematic rather than isolated finding.

    External works and contract compliance. Yarrabilba builders are completing homes across dozens of concurrent sites. The pressure to reach practical completion to schedule frequently results in missing landscaping, incomplete fencing, incorrect contract-specified items, and appliances not yet installed or commissioned at the time of the builder's practical completion notice.

    Pre-Pour and Frame Stage Inspections at Yarrabilba

    The pre-pour slab inspection is the most time-critical inspection at Yarrabilba. Termite management system continuity at service penetrations is a consistent finding — and once concrete is poured, the termite barrier cannot be corrected without major rectification.

    Book the pre-pour inspection as soon as your builder notifies you the reinforcement is ready. The window is typically 24 to 48 hours.
