Why Pimpama Has High Defect Rates
The Gold Coast northern corridor shared the same rapid growth conditions between 2018 and 2026 that drive defect rates across all large SEQ growth corridors. At peak construction activity, subcontractor networks were stretched across dozens of concurrent sites. Build schedules were tight. Site supervision was under pressure. The defect patterns that emerge from these conditions are consistent and predictable.

What We Find in Pimpama New Builds
Waterproofing. Shower membrane height non-compliance is the most consistent finding across all builders in Pimpama. Required minimum 1800mm on all shower walls. We consistently find application at 1200mm to 1500mm, most frequently on the wall adjacent to the shower screen. Floor waste sealing non-compliance is also a consistent Pimpama finding — the junction between the floor membrane and the floor waste flange is the highest-risk point for water ingress and is frequently inadequately sealed.
Roof fixing. Pimpama and Coomera are in a designated wind region with specific roof fixing requirements. The Gold Coast northern corridor is more exposed to significant wind events than inland zones, making roof fixing compliance particularly important. Insufficient screws per rafter at eave lines, missing cyclone ties, and incorrect batten fixing are found consistently across Pimpama builds. This is a life safety issue — not a cosmetic defect.
Site drainage. Pimpama sits on relatively flat terrain with some areas of fill. Achieving the required drainage fall of 50mm over the first metre from the slab perimeter is challenging on flat lots, particularly at the rear of slabs where the lot profile meets rear fencing. Non-compliant drainage falls are found on a significant proportion of Pimpama PCIs.
Driveway control joints. Missing or incorrectly spaced concrete control joints in driveways and paths are a consistent Pimpama finding. Given the volume of concurrent concrete work across the corridor, control joint installation is a systematic challenge.
Contract items. Pimpama builds regularly present for PCI with missing or incomplete external works — landscaping not completed to specification, fencing panels missing, letter boxes not installed. These items are documented and required before you sign the handover certificate.

The pre-pour slab and frame inspections are the highest-value stage inspections in Pimpama. Roof fixing requirements are specific to the wind classification of each lot — an inspector needs the structural specification to verify compliance at frame stage before the roof covering conceals the fixing pattern.
