What We Find on Sunshine Coast New Builds
Sunshine Coast builds share the waterproofing and site drainage defect patterns common across all SEQ growth corridors. Additionally, two factors specific to the Sunshine Coast increase the importance of certain inspection elements.
Rainfall intensity. The Sunshine Coast receives significantly higher annual rainfall than Brisbane, with more frequent and intense rainfall events. Window and door sealing defects — gaps and incomplete sealing at external frames — that cause minor nuisance in Brisbane can cause significant water ingress on the Sunshine Coast. We find external frame sealing defects at a higher proportion on Sunshine Coast builds than on Moreton Bay or Logan corridor builds.
Wind classification. The Sunshine Coast is in a designated wind region. Roof fixing compliance — screw patterns per rafter, cyclone tie placement, and batten specification — is a specific and consistent finding across Sunshine Coast builds from all active builders.
