    Ausbuild is one of Queensland's most established volume builders — a Brisbane-founded company that has developed more than 99 residential communities and built over 10,000 homes across South East Queensland since 1988. Unusually for a project builder, Ausbuild is both the land developer and the home builder on many of its communities (Grevillea at Bridgeman Downs, The Sanctuary at Warner, Montrose at Morayfield, Abode at Burpengary, Somerset at Chambers Flat, Prominence at Pallara, Acacia at Doolandella and The Peak at Heathwood), which means the lot classification, drainage plan and estate covenants often trace back to the same corporate group as the builder. That vertical integration keeps the estate side well-coordinated — but it does not change the fact that every new home still needs an independent, owner-facing check against the National Construction Code, the relevant Australian Standards and the QBCC Standards and Tolerances Guide.     Pre-pour & slab stage

    • Formwork set-out, edge beam dimensions, reinforcement placement and cover before the pour, referenced to the engineer's design and AS 2870 for the lot's soil classification (M and H sites are common across Bridgeman Downs, Warner and Chambers Flat).
    • Termite management system installation per AS 3660.1 — Moreton Bay is a declared high-termite-pressure region.
    • Vapour barrier laps and penetrations, plus set-down levels at wet areas, the garage and any porch.
    • Finished floor level relative to the estate's stormwater and overland flow paths — worth double-checking on cut-and-fill lots in newer Ausbuild releases.

    Frame stage

    • Wall and roof framing, bracing, tie-downs and truss connections per AS 1684 and the engineer's drawings — including the additional tie-down detail on Ausbuild's two-storey designs.
    • Stud straightness, spacing and lintel sizing before the linings are fixed.
    • Service penetrations and notching checked so they don't compromise structural members.
    • Wind classification under AS 4055 / AS 1170.2 confirmed for the frame fixing schedule on more exposed lots at the elevated fringes of estates like Prominence and The Peak.

    Lock-up & waterproofing

    • Wet-area waterproofing to showers, bathrooms, laundries and any upper-level areas per AS 3740 before tiling — the highest-consequence defect category on any build.
    • External cladding, render substrate or brickwork, window head and sill flashings, weep holes and sealants before the facade is finished.
    • Roof covering, valleys, flashings and penetrations per NCC Volume 2 Part 3.5.

    Fixing & internal stage

    • Plasterboard fixing, cornice, skirting and architrave set-out before paint, viewed against QBCC Section 14 tolerances.
    • Cabinetry, benchtops and joinery scribing, alignment and door/drawer operation — including inclusions from Ausbuild's Everyday Living Collection.
    • Tiling layout, lippage and grout against the relevant tolerances and the contract finishes.

    PCI / handover

    • Internal finishes — plaster, paint, tiling and grout — against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
    • Every contract inclusion checked off against your specification — fixtures, tapware, appliances and the finishes you actually paid for.

    Because Ausbuild is both the developer and the builder on many of its estates, some owners assume the two roles will police each other. In practice they are separate teams inside the same organisation, and neither is contracted to represent the buyer's interests. Ausbuild's site supervisors manage many homes at once, and the private certifier's job is regulatory compliance rather than finish quality or contract inclusions.     Are you affiliated with Ausbuild in any way?

    No. VG Inspect is completely independent — we are not employed, paid or appointed by Ausbuild or any other builder or developer. Our only client is you, the owner. That independence is what lets us give you an honest, standards-based assessment of your new Ausbuild home.

    Ausbuild develops the land AND builds the home. Do I still need an independent inspection?

    Yes — arguably even more so. Vertical integration keeps the estate and build teams coordinated, but neither role includes independent, owner-facing quality assurance. The private certifier signs off regulatory compliance rather than finish quality or contract inclusions, and Ausbuild's supervisors, however conscientious, work for Ausbuild. A VG Inspect report is your professional advocate — someone whose only job at handover is your interests.

    Which stages should I inspect on an Ausbuild build?

    The highest-value single inspection is the practical completion (PCI) / handover inspection before you accept the keys. Many owners also add a slab (pre-pour) and frame inspection because defects caught before the next trade covers them are far cheaper to fix — and on the more reactive-soil sites at Bridgeman Downs, Warner and Chambers Flat the pre-pour and frame checks are especially worthwhile.

    Will booking an inspection cause friction with my Ausbuild supervisor?

    In our experience, no. A clear, photographed report with the relevant clause references is genuinely useful to a supervisor — it is far easier to action than a vague list, and most builders would rather fix an item before handover than carry it into the warranty period. We keep the tone professional and factual, and the report is yours to share with Ausbuild.

    When should I book my Ausbuild PCI inspection?

    Book as soon as Ausbuild gives you the practical completion notice — usually 5 to 14 days before your scheduled handover. Booking early secures your slot and leaves room for a re-inspection after rectification if you want one.
