Simonds is one of Australia's oldest volume builders — founded in 1949 by Gary Simonds in Victoria — and one of the few home builders listed on the Australian Securities Exchange (Simonds Group Limited, ACN 143 841 801). Now in its 75th year, Simonds builds across Victoria, South Australia, Queensland, Western Australia and New South Wales, and holds Queensland Builders Licence QBCC 1192095. The Simonds proposition centres on three commitments: a fixed price guarantee, a guaranteed site start and a Lifetime Structural Guarantee — the last of which is uncommon in the Australian market and is one reason a well-documented, standards-based independent inspection at handover is particularly valuable on a Simonds build. What VG Inspect commonly checks on a Simonds build
Because Simonds is one of Australia's largest multi-state volume builders and offers a long-tail structural guarantee, we pay particular attention to the structural and slab-stage checks that underpin that guarantee. Stage by stage, here is what we focus on:
Pre-pour & slab stage
- Formwork set-out, edge beam dimensions, reinforcement placement and cover before the pour, referenced to the engineer's design and AS 2870 for the lot's soil class — the structural foundation the Lifetime Structural Guarantee sits on.
- Termite management system installation per AS 3660.1 — Queensland is a high-termite-pressure jurisdiction.
- Set-out and finished floor levels relative to drainage and overland flow paths.
- Vapour barrier laps and penetrations, plus set-down levels at wet areas, the garage and any porch.
Frame stage
- Wall and roof framing, bracing, tie-downs and truss connections per AS 1684 and the engineer's drawings — with particular attention to the additional tie-down detail on Simonds' double-storey designs.
- Wind classification under AS 4055 / AS 1170.2 confirmed for the frame fixing schedule on more exposed lots.
- Stud straightness, spacing and lintel sizing before the linings are fixed.
- Service penetrations and notching checked so they don't compromise structural members.
Lock-up & waterproofing
- Wet-area waterproofing to showers, bathrooms, laundries and any upper-level or balcony areas per AS 3740 before tiling — the highest-consequence defect category on any build.
- External cladding, render substrate or brickwork, window head and sill flashings, weep holes and sealants before the facade is finished.
- Roof covering, valleys, flashings and penetrations per NCC Volume 2 Part 3.5.
Fixing & internal stage
- Plasterboard fixing, cornice, skirting and architrave set-out before paint, viewed against QBCC Section 14 tolerances.
- Cabinetry, benchtops and joinery scribing, alignment and door/drawer operation — including selections from your Simonds gallery visit.
- Tiling layout, lippage and grout against the relevant tolerances and the contract finishes.
PCI / handover
- Internal finishes — plaster, paint, tiling and grout — against QBCC Section 14 tolerances viewed from 1.5 m in natural light.
- Every contract inclusion checked off against your signed specification — fixtures, tapware, appliances and the finishes you actually paid for.
- Site works, driveway, drainage falls and finished ground levels per NCC Volume 2 Part 3.1.2.3.
- Compliance documentation collated — Form 16s, Form 21, waterproofing and termite notices — plus the paperwork that establishes the baseline for Simonds' Lifetime Structural Guarantee.

Simonds site supervisors, however conscientious, manage many sites at once, and the private certifier's role is regulatory compliance rather than finish quality or contract-inclusion verification. Simonds offers a Lifetime Structural Guarantee. Do I still need an independent inspection?
Yes — and arguably even more so than on a builder without a long-tail structural guarantee. A guarantee is only ever as strong as the documentation supporting a claim under it. A QBCC-licensed independent inspection at handover, with photographs and clause references against AS 2870, AS 1684 and AS 3600, establishes exactly the kind of contemporaneous record you would want if you ever needed to invoke the guarantee decades from now.
Which stages should I inspect on a Simonds build?
The highest-value single inspection is the practical completion (PCI) / handover inspection before you accept the keys. Because the Lifetime Structural Guarantee makes the slab and frame stages the most valuable to document, many Simonds owners also add a slab (pre-pour) and frame inspection — defects there are far easier to fix while the work is still visible.
Will booking an inspection cause friction with my Simonds supervisor?
In our experience, no. A clear, photographed report with the relevant clause references is genuinely useful to a supervisor — it is far easier to action than a vague list, and most builders would rather fix an item before handover than carry it into the warranty period. We keep the tone professional and factual, and the report is yours to share with Simonds.
When should I book my Simonds PCI inspection?
Book as soon as Simonds gives you the practical completion notice — usually 5 to 14 days before your scheduled handover. Booking early secures your preferred slot and leaves room for a re-inspection after rectification if you want one.
