One inspector, one report, one chance before handover
What we've learned inspecting at Baya
Baya sits on a 17.81ha southern Redland Bay site being released in 7 stages, with lot sizes varying widely (358–1,184m²) — larger lots suggest some acreage-style or corner blocks alongside standard estate lots. [Adam to confirm: typical site classification, whether any lots back onto bushland/waterway buffers, and whether cut-and-fill is a factor on this site.]
Why you need an independent inspection here
At Baya, construction is happening at a scale that puts pressure on every trade. With multiple volume builders operating simultaneously across hundreds of active sites, quality control becomes a numbers game. Defects don't get caught because no one is watching your specific home.

Recurring defect patterns we see at Baya
Compiled from VG Inspect's inspections at Baya. Each item references the applicable Australian Standard or QBCC Standards & Tolerances entry so you can raise it with your builder in writing.
- [Adam to confirm] Slab-edge exposure and drainage falls on any cut-and-fill lots — general watch-item on mixed-lot-size estates, verify against AS 2870 site classification per lot.
- [Adam to confirm] Termite barrier system and durable notice placement (BCA 3.1.4.4) — worth checking whether this is applied consistently across the builder panel here.
- [Adam to confirm] Given the larger lot sizes on offer, worth noting whether retaining walls or boundary fencing on corner/acreage-style lots have been a recurring PCI point of interest.
