The Southern Thornlands Priority Development Area was declared by the Queensland Government on 4 April 2025 — an 890-hectare growth area bounded by Boundary Road, Mount Cotton Road and Eprapah Creek, spanning the Thornlands/Mount Cotton boundary. It's planned for roughly 8,000 homes (up to 20,000 residents) at full build-out, with the first tranche of around 900 dwellings — including up to 20% social/affordable housing — being delivered by Precinct 1 developer Urbex (URBEX 124 Pty Ltd) and Harridan Consolidated Pty Ltd, bordering Springacre Road. This is the largest single growth front in the Redlands corridor and, being newly declared, is still in its early land-release stages rather than active construction.
