    Why Pre-Plaster Inspections Matter

The pre-plaster stage sits between services rough-in and the plasterboard going up. It's a short window — often only 3–7 days — but it's the last chance to see every electrical run, every plumbing penetration, every insulation batt, and any frame defect that only becomes visible after services have been installed.

Once plasterboard is fixed, what's behind it is essentially permanent. Defects discovered later — a missing fire collar, a poorly-supported plumbing run, insulation gaps — require ripping out lining to rectify. We inspect now so the builder can correct in the normal flow of work.

This is the single highest-leverage inspection in the build — the last look behind the walls.

    Frequently Asked Questions

    When should I book a pre-plaster inspection?

After all services rough-in (electrical, plumbing, HVAC, insulation) is complete and BEFORE plasterboard delivery. The window is typically 3–7 days — book early because it's tight and the builder won't pause for you.

Why is pre-plaster the most important stage to inspect?

It's the last opportunity to see what's behind the walls. Electrical, plumbing, insulation, and any frame defects newly visible after services install all get hidden by plasterboard. Once the board is up, defects behind it are expensive to fix and often only discovered years later when something fails.

    What's checked at pre-plaster stage?

Electrical rough-in placement and protection, plumbing penetrations and pipe support, insulation R-value and coverage, frame defects exposed by service install, brace integrity post-services, fire collar installation, and any wall straightness issues newly visible after services rough-in.

Can I do pre-plaster instead of frame inspection?

They catch different things. Frame inspection catches structural issues before services obscure them — best for verifying timber sizes, bracing, tie-downs. Pre-plaster catches service install quality and any frame issues that become visible only after services go in. Many clients book both for full coverage.

How long is the pre-plaster window?

Usually 3–7 days between services completion and plasterboard delivery. Book as soon as your builder confirms services rough-in is scheduled — leave at least 48 hours' lead time for our inspector to attend, and don't wait for the plasterer to be on site.

How much does a pre-plaster inspection cost?

$550 inc GST. Same fixed price as our other stage inspections, no travel surcharges within our Brisbane and SEQ service area.

Most clients who book a pre-plaster inspection book us through to handover. See our construction stage inspections for the full build journey.
