I've never had a building inspection before — what should I expect?

Adam attends your home for 90 minutes to 3 hours depending on size, photographs every defect with measurements, references the relevant QBCC Standards and Tolerances clause, and issues your detailed same-day PDF report on-site before we leave (most inspections, exclusions apply). You don't need to be present — but you're welcome to come along.

How far in advance should I book?

Call the day your builder gives you the practical-completion notification. In high-volume corridors like Aura, Waraba and North Harbour the slots fill within 24–48 hours of builder notifications going out across an estate.

Can my builder refuse to let an independent inspector on site?

Accepted Answer

No. In Queensland you have the right to arrange an independent building inspection before accepting practical completion. If your builder pushes back, put the request in writing and contact QBCC on 139 333 if access is still refused.

What does Adam actually check?

Accepted Answer

Every wet area (membrane height measured wall by wall), the roof space (insulation, truss connections, lateral bracing), the full external perimeter (drainage falls, cladding, gutters, driveway control joints), every room (walls, ceilings, doors, windows, joinery, fixtures), and every contract item.

How long will the inspection take?

A standard single-storey new home PCI takes 90 minutes to 2 hours. Larger homes (double storey, 4+ bedrooms) take 2 to 3 hours. Stage inspections (slab, frame, waterproofing) take 45 to 90 minutes. A 45-minute PCI is not a thorough inspection.

Do you use thermal imaging and moisture meters?

Yes — every inspection uses thermal imaging, a calibrated moisture meter, a digital level, and a measuring laser. The tools are part of the standard service, not an upsell.

When will I get the report?

Your report is issued on-site the same day for most inspections (some exclusions apply for complex builds requiring extended desktop review). For a 6:30am inspection, your report is in your inbox before 5pm the same day.

What if I don't understand something in the report?

Call Adam directly on 07 3180 8041. Every VG Inspect client gets direct access to the inspector who attended the job — that follow-up call is part of the service, not an extra.

What if my builder refuses to fix the defects?

Accepted Answer

Submit the VG Inspect report to your builder in writing as a formal defect notice — every defect already has the QBCC clause reference attached. If the builder refuses, escalate to QBCC on 139 333. Most builders rectify once a properly documented report lands.

How much do inspections cost?

PCI / handover from $660 inc GST. Construction stage inspections (pre-pour, slab, frame, waterproofing, lock-up) $550 per stage inc GST. Warranty inspections $550 inc GST. Detailed PDF report and follow-up call included. No travel fees within the SEQ corridor.

Do you charge a travel fee for Sunshine Coast or Logan?

No — there are no travel fees within the SEQ corridor. The price you see is the price you pay, whether the inspection is in Caboolture, Aura, Yarrabilba or Ripley.
