What is a Warranty Inspection?
A Warranty Inspection is carried out within the 12-month defect liability period after you have taken possession of your new home. Under the QBCC Home Warranty Insurance scheme, your builder has a statutory obligation to rectify defects that become apparent within this period — but only if you identify and formally notify them before it expires.
Most new homeowners don't know this period exists until it's too late. Settlement cracks that appeared after 3 months, waterproofing issues that showed up after the first heavy rain, drainage problems that only became apparent after several wet seasons — all of these are claimable under the warranty period if identified and documented in time.

What if I am past 12 months?

Does my builder have to fix what the warranty inspection finds?
Under the QBCC Home Warranty Insurance scheme, your builder has a statutory obligation to rectify defects that become apparent within the defect liability period. Your VG Inspect report is the formal documentation needed to enforce this.
I had a PCI inspection — do I still need a warranty inspection?
Yes. A PCI identifies defects at handover. A warranty inspection identifies defects that have appeared or become apparent since handover — settlement cracks, waterproofing failures, drainage issues — items that only show up over time.
