What we've learned inspecting at Rivermont
Rivermont occupies the elevated south-western benches of the Waraba PDA at Upper Caboolture. Site classifications across the released Stage 1 and Stage 2 precincts commonly return M-class reactive clay, with pockets of H1 as fill depths increase on the higher lots. Cut-and-fill construction is standard across most of the estate — expect articulated slab designs and elevated finished-floor levels on the higher benches. Drainage across the estate falls toward the Caboolture River reserve to the north; downpipe discharge and surface-water management are primary PCI checks. Termite management is predominantly chemical (bifenthrin-based). Elevation across Rivermont benefits from Glasshouse Mountains outlooks on the northern precincts — good for the sales pitch, but the exposed westerly aspect requires careful attention to external wall envelope tightness at the enclosed stage inspection.

- Articulation joint reveal on elevated lots. AS 2870 articulated slab designs on M-H1 reactive soil require visible reveal at each articulation position, commonly 10-15mm. On volume-builder deliveries across Rivermont, articulation reveal is frequently insufficient or masked by mortar bedding. Photograph reveal at multiple locations at PCI — if the joint is bridged, slab-movement stress transfers into brickwork and cornice.
- Slab-edge exposure at driveway rebate. As with sister estates across the Waraba PDA, cut-in driveway designs reduce slab-edge exposure below AS 3660.1's 75mm minimum for termite inspection access. Verify at PCI at multiple points around the perimeter — this is the single most consistent finding across the Waraba corridor.
- External wall envelope on westerly-facing precincts. The elevated westerly-facing lots see increased wind-driven rain exposure. Wall wrap laps, penetration seals (waste pipes, service entries), window and door frame flashings, and weep hole clearance are the primary pre-plaster inspection points. Deficiencies here reveal as rising damp or cornice staining post-handover — book the pre-plaster inspection for these lots specifically.
- Waterproofing membrane height in wet areas. Volume builders active at Rivermont commonly deliver membrane to 1500mm in the ensuite and bathroom showers — an AS 3740.2010 undershoot of 300mm to the required 1800mm permanent water source height. Confirm at pre-tile stage where possible; at PCI, tile edge transition and grout uniformity are the visible cues.
- Truss-to-top-plate tie-down at frame stage. Prevailing westerly winds across the elevated Waraba benches drive wind classifications to N3-N4 (AS 4055). AS 1684.2 tie-down straps, nail pattern to top plate, and truss anchor connections must be verified at frame stage — common finding is partial nail patterns or missing strap connections at truss ends. This is the most permanent-consequence defect on the site: post-plaster it's invisible until wind loads it.
