What is a Waterproofing Inspection?
A Waterproofing Inspection — also called an Enclosed or Lock-Up Inspection — is carried out after external cladding, windows and doors are installed, and before tiling begins in wet areas. It is the critical checkpoint for waterproofing membrane installation in all wet areas including showers, bathrooms, laundry and balconies.
Waterproofing failures are the single most expensive defect category in new Queensland homes. A failed shower membrane that is not identified before tiling means tiles must be removed, membrane replaced and retiled — a cost that can reach $10,000–$20,000 per bathroom. Identifying non-compliant waterproofing before tiling costs nothing to fix.
VG Inspect checks all wet area waterproofing against NCC Volume 2 Part 3.8.1.1, AS3740 (Waterproofing of Domestic Wet Areas) and the QBCC Standards and Tolerances. We also inspect external cladding, brickwork, roof completion, windows, doors and all external elements at this stage.
This inspection is also the appropriate stage to check that your frame damage from plumbing and electrical installation has been rectified — issues that are now hidden behind plasterboard but still accessible in wet areas before tiling.
