    What building in the Redlands changes about your inspection

    Mild coastal durability. The Redlands is a bayside environment — less aggressive than open-ocean coast, but still enough to make durability provisions matter on bayfront and island-facing lots. Corrosion-resistant fixings, coating classes on steel components, and sound flashing and weatherproofing detail all get checked at frame (see the steel frame and timber frame checklists) and again at PCI.

    New estates versus established suburbs. Redland Bay's growth estates are greenfield builds where pre-pour fill, compaction and drainage are the priority, while the established suburbs of Cleveland, Victoria Point and Wellington Point tend toward infill and custom work on known ground. The inspection focus shifts accordingly — but the principle is the same: verify the built work against the engineered design for your specific lot.

    Finished-ground drainage. As with any new estate, the interface between your builder's finished ground levels and the surrounding land is where drainage most often fails. At PCI we measure finished levels, check downpipe and stormwater connections, and photograph any point where water is directed toward the slab.
