3. Drainage on first-generation civil works
Why it matters here: Rocksberg's estates are built on land that was rural six to twelve months prior. Civil works — road drainage, stormwater collection, retention basins, overland flow paths — are all first-generation. My site classification came back Class H1. Should I be worried?
Class H1 is not a red flag by itself. It's a designation that dictates HOW the slab and footings are engineered. Most Rocksberg lots — particularly in the Rivermont release — classify H1 or H2, and reputable engineers design accordingly. The risk is not the classification, it's whether the built slab matches the classification's engineering requirements. That is exactly what a pre-pour inspection verifies.
Rivermont is a big estate. Do you know the specific issues there?

My builder said reactive soil is a design issue, not a build issue. Is that true?
Partly. The engineer designs the slab for the site classification. Every one of those is a build-stage compliance item, and every one is where things go wrong when trades work fast. My build is at frame already and I didn't book a pre-pour. Is it too late?
Not too late for the remaining stages. Frame stage catches everything above slab level — bracing, tie-downs, articulation joints, roof structure. PCI catches finishes and drainage. What's lost is pre-pour verification, which cannot be redone. Book from frame onwards — better than nothing.
Do you inspect at Rivermont before handover to Villa World / AVJennings?
Yes. Independent PCI inspections at Rivermont occur before you sign the practical-completion acknowledgement with your builder. That signature triggers your 12-month defect liability period. Items caught before you sign get rectified at builder's cost; items discovered after become much harder to enforce.
Does Rocksberg have termite risk I should worry about?
Yes — Moreton Bay is a declared high-termite-pressure region. AS 3660.1 termite management systems must be installed correctly at slab stage and the durable notice fixed in the meter box at handover.
