    1. Wind classification on exposed ridge and hillside lots

    Why it matters here: Wamuran sits in Wind Region B under AS 1170.2, but the site-specific classification under AS 4055 shifts significantly with topography. A ridge-top acreage lot with clean northern exposure can push from N2 to N3 or even higher. The bracing units required per AS 1684.2, tie-down straps, and truss-to-rafter connections are all engineered for that specific wind class. Custom builds and owner-builder projects sometimes use frames spec'd for a lower wind class than the site actually requires — a compliance failure that becomes visible when the first strong storm arrives.

    How we catch it: At frame stage, we verify the wind classification on the engineer's design against the exposed condition of the lot. Cross-reference the bracing plan (units per wall line) against the installed bracing. Count nail patterns, strap installations, and tie-down continuity from truss to slab per AS 1684.2 clause 8.3. On acreage sites we pay particular attention to the leeward-side corner braces and the connection of the roof truss system down through the wall plate to the footings.

    2. Rainwater tank plumbing and stormwater management

    Why it matters here: Most Wamuran acreage lots use rainwater tanks for domestic supply (potable via first-flush + filtration systems) plus stormwater management via retention/detention. The plumbing installation must comply with QDC MP 4.2 and AS 3500, including cross-connection control between potable town water (if available), tank water, and any stormwater retention system. On owner-builder or budget-conscious builds we occasionally see missing backflow prevention devices, incorrect first-flush installations, or stormwater discharge points that don't match the council-approved drainage plan.

    How we catch it: At pre-plaster and enclosed stages, we verify the rainwater tank connections, backflow prevention, and first-flush installations. At PCI we verify stormwater discharge points match the council-approved drainage plan and that overflow from tanks is directed to legal discharge points, not adjacent lots or unmanaged bushland.

    3. Septic or aerobic wastewater treatment installation

    Why it matters here: Wamuran is generally beyond council sewer reticulation. Most homes use aerobic wastewater treatment systems (AWTS) or septic tanks with disposal fields. AS/NZS 1547:2012 governs on-site wastewater management design. The system must be sized for the household load, installed with correct hydraulic gradient, and the disposal field must be located per soil percolation testing results. On accelerated builds the wastewater system is sometimes installed by a sub-contractor with minimal builder oversight, and the disposal field ends up in a location or configuration inconsistent with the approved design.

    How we catch it: At PCI we verify the system installed matches the approved system on the plumbing plan, that the location of tanks and disposal fields matches the council-approved layout, and that the disposal field has adequate clear space from buildings, boundaries, and stormwater features per AS/NZS 1547. We flag any deviation from the approved plan.

    Wamuran-specific FAQs

    My lot is on a hillside with about 3m of fall. Does that change the inspection?

    Yes — sloping sites introduce two extra verification points. First, the footings need to be verified for depth and reinforcement per the engineer's design (which will typically specify piered footings on sloping ground). Second, cut-and-fill work needs to comply with AS 3798 for engineered fill placement and compaction. Both are pre-pour items. At PCI we also verify site drainage handles the natural topography — water needs to run away from the slab, not toward it.

    I'm building on 5 acres. Is there a size limit for your inspection?

    The base fee covers homes under 220m². Larger homes are quoted individually. The lot size doesn't affect the fee — it's the built floor area of the house that determines pricing. For custom acreage homes over 220m² call us on 07 3180 8041 for a fixed quote.

    My builder said the wind class is N2 but the lot is exposed. Should I check?

    Yes — worth asking your engineer to review. AS 4055 classifications depend on terrain category, topographic multiplier, and shielding. A ridge-top lot with clean northern exposure can classify differently from a valley lot 500m away. If the engineered design was based on a general estate assumption rather than a lot-specific assessment, ask for the site-specific wind classification calculation. That determines your bracing requirements.

    Do you inspect the septic / AWTS installation?

    We verify the installed system matches the council-approved plan and that the location and configuration meet AS/NZS 1547. We are not certified wastewater engineers — the system's compliance certificate (issued by the licensed installer) is your primary compliance document. Our role is verifying the physical installation matches the approved plan and doesn't create obvious secondary issues like discharge over property boundaries.

    Rainwater tanks — do you check them?

    Yes, at pre-plaster and enclosed we verify the tank plumbing meets QDC MP 4.2 (potable water supply from rainwater), including backflow prevention, first-flush device installation, and any cross-connection with mains supply. At PCI we verify overflow discharge is to a legal point.

    Wamuran gets storms — how does that affect my inspection focus?

    Storm exposure means wind bracing and tie-down continuity matter more than on sheltered inland lots. It also means drainage capacity — downpipes sized correctly, gutter falls maintained, overland flow paths clear — becomes more critical. On acreage lots without adjacent overflow neighbours, drainage failures compound into erosion and slab-edge water issues. We pay particular attention to these at PCI.
