    Building Inspection Cost on the Sunshine Coast

    A building inspection on the Sunshine Coast costs the same as anywhere else in our South East Queensland service area — stage inspections are $550 inc GST each, and a practical completion (PCI) inspection is $660 inc GST for homes under 220m². What the Sunshine Coast adds is a coastal environment, and that changes what a good inspection pays attention to.     What the coastal environment changes about your inspection

    Corrosion and durability. Homes closer to the coast — around Mooloolaba, Maroochydore and the beachside suburbs — sit in a more aggressive corrosion environment. That raises the importance of correct durability provisions: corrosion-resistant fixings and connectors, appropriate coating classes on any steel components, and weatherproofing detail that copes with salt-laden, wind-driven rain. We check these at frame stage (read the steel frame checklist and timber frame checklist) and again at PCI.

    Wind classification. Site classifications under AS 4055 commonly sit at N2 or N3 across much of the Sunshine Coast, with higher classes possible on exposed sites. Your engineered bracing and tie-down design is specific to your lot's wind class — at frame stage we verify the built structure matches it.

    Weatherproofing at handover. A coastal climate is unforgiving of poor flashing and weather-seal detailing. At PCI we pay particular attention to window and door weather seals, flashings, and the finished-ground drainage that keeps water moving away from the building.

    Which stage should I prioritise if I can only book one?

    Pre-pour, without question. It is the only inspection that cannot be redone — once the slab is poured, the fill, formwork, reinforcement and barriers beneath it are covered for good. If budget is tight, book pre-pour and PCI at a minimum.
