    When to Book a Building Inspection for a New Home in Queensland

    One of the most common questions new home builders ask is: when exactly should I book a building inspection?

    The answer depends on which type of inspection you need. Here's a stage-by-stage guide for Queensland new builds.

    The 5 stages where you should consider an inspection

    ### Stage 1 — Pre-pour slab inspection When: Before the concrete is poured for your slab. What's checked: Slab reinforcement (reo bar placement and coverage), edge beam dimensions, termite management installation, drainage and site preparation. Why it matters: Once the slab is poured, everything underneath is hidden permanently. Termite barrier deficiencies and insufficient reinforcement cover are impossible to fix without breaking up the slab. Book: At least 48 hours before your scheduled pour date.

    ### Stage 2 — Frame inspection When: After the structural frame is erected but before any internal linings or insulation are installed. What's checked: Timber sizing and species, bracing panels and nail patterns, tiedown bolts and hurricane ties, roof trusses and connections. Why it matters: Structural frame deficiencies are the most serious class of building defect. Identifying them before the frame is covered avoids expensive remediation later. Book: As soon as your builder advises the frame is complete — before they order internal lining.

    ### Stage 3 — Lock-up / enclosed inspection When: After external walls, roof, windows and doors are installed but before internal fit-out begins. What's checked: Weatherproofing — roof covering, flashings, window and door frame sealing, external wall cladding. Also waterproofing membranes in wet areas before tiling. Why it matters: Waterproofing is the most critical element to inspect before it's covered by tiles. This is your only opportunity. Book: As soon as your builder advises lock-up is achieved.

    ### Stage 4 — Pre-paint / fixing inspection When: After internal linings, joinery, cabinetry and services are installed but before painting. What's checked: Internal wall and ceiling linings, cornice, door frames and architraves, cabinetry installation, electrical and plumbing rough-in compliance. Book: When your builder advises fixing stage is complete.

    ### Stage 5 — PCI / Handover inspection When: After your builder issues a practical completion notice, before you accept the keys. What's checked: Everything. The completed home assessed against Australian standards, your approved plans and the QBCC Standards and Tolerances guide. Why it matters: This is your last opportunity to have defects fixed at the builder's cost, before final payment. Book: Within 1–2 days of receiving your practical completion notice. Do not wait.

    Do I need all 5 stages?

    Not necessarily. The two most important inspections are the frame inspection and the PCI.

    If budget is a constraint, prioritise: 1. Frame inspection — catches structural issues before they're hidden 2. PCI inspection — your last chance before handover

    Adding the pre-pour slab and lock-up inspections gives you full coverage and is recommended for large or complex builds, or if you have any concerns about your builder's track record.

    How far in advance should I book?

    Book each inspection at least 48 hours before the stage is due to be completed — ideally a week ahead. VG Inspect offers same-week availability across all South East Queensland suburbs, but earlier is better for time-critical stages like pre-pour.
