Site classifications across this corridor commonly return M-class reactive clay, with H-class pockets appearing where engineered fill depth increases on the lower benches — so waffle-raft and stiffened-raft slabs are the norm and articulated slab designs appear on the more reactive lots. Because the estate is built around a 31-hectare central green corridor with an extensive park and drainage network, finished-ground levels and stormwater tie-ins on lots backing the reserve are a primary practical-completion focus. Kinma Valley is a high-volume Stockland community with several builders working simultaneously across staged releases, so build quality varies lot to lot — which is precisely where an independent stage inspection earns its place. Pre-pour is the highest-value single inspection here: on a cut-and-fill greenfield lot, everything under the slab is covered for good the moment the concrete truck arrives.

    • Efflorescence at exposed slab edges from over-pour. Kinma Valley sits on predominantly shale ground, so concreters routinely set formwork boards higher than natural ground level to clear rock — the result is an over-poured, thickened slab edge: an uncontrolled zone of porous concrete that wicks ground moisture and shows as persistent white efflorescence along the exposed edge. At post-pour we measure board heights against natural ground and document edge zones likely to wick; at PCI and the 11-month warranty we check for active efflorescence, coating breakdown, and — critically — whether over-pour spill has bridged or obscured the 75mm termite inspection zone required by AS 3660.1. Efflorescence starts cosmetic but signals continuous moisture movement through the edge concrete, and where spill covers the termite inspection zone it removes your ability to spot termite entry — turning a cosmetic issue into a structural risk pathway.
    • Slab-edge exposure for termite inspection access. Beyond the over-pour issue above, cut-in driveway and path rebates commonly reduce slab-edge exposure below AS 3660.1's 75mm minimum inspection zone. Check at multiple points around the perimeter at PCI.
    • Frame tie-down and bracing on exposed lots. Wind classifications across the elevated Caboolture West benches can reach N3-N4 (AS 4055). AS 1684.2 tie-down straps, nail patterns to the top plate and truss anchor connections must be verified at frame stage — partial nail patterns or missing straps become invisible and unfixable once plasterboard goes on.
