What AS 4440 actually means
AS 4440 covers the installation of prefabricated nail-plated timber trusses — the engineered triangular frames that form most modern roofs. It addresses how trusses should be handled (without damaging the pressed-in nail plates), erected plumb and straight, braced together, and fixed and tied down to the supporting walls.
Where it applies in your new home
Your roof structure. The trusses carry the roof loads down to the walls, and the bracing and tie-down keep them stable and attached — critical in a high-wind region. Damaged nail plates, missing truss bracing, or inadequate tie-down are the issues that matter.
What VG Inspect checks against it
At the frame-stage inspection, the roof trusses are checked while they are still open and visible: nail plates intact and fully engaged, trusses braced as required, and tie-down connections to the top plate present and correct for the wind class. Once the roof is sheeted and ceilings are lined, these become far harder to inspect — so frame stage is the moment.
What it does and doesn't cover
AS 4440 covers truss installation. The wall framing below is covered by AS 1684, the wind class by AS 4055, and the general loads by AS/NZS 1170.
