If you're building in Aura, here's what VG Inspect finds — and why the scale of construction makes independent inspection even more critical.
Why Volume Construction Increases Defect Risk
Aura is not a small estate with a handful of builders. At any given time, dozens of subcontractors are working across dozens of sites across multiple precincts simultaneously. The same waterproofing crew, the same framing team, the same tiling contractors work across multiple Aura builds each week.
When a practice falls short of the QBCC Standards and Tolerances — even marginally — that shortfall is replicated across every build that team works on. This is not unique to Aura or to Stockland's delivery of it. It is the nature of high-volume master-planned community construction. It is why independent inspections exist.
What VG Inspect Finds in Aura New Builds
Wet area waterproofing. Shower membrane height non-compliance is consistently the most common finding across Aura builds. With multiple waterproofing contractors working across dozens of sites, variation in application height is significant. We find membranes at 1200mm to 1500mm on walls that require 1800mm.
Driveway and path drainage. The Sunshine Coast's rainfall intensity means drainage compliance is particularly important at Aura. Driveways without adequate cross-falls, paths that direct water toward the dwelling, and incomplete stormwater connections are common findings at PCI stage.
Window and door sealing. Gaps and incomplete sealing at window and door frames are a consistent finding across Aura builds. In Sunshine Coast conditions — where significant rainfall events are regular — unsealed window frames are a high risk for water ingress over the first years of occupancy.
Site drainage falls. Aura lots across all precincts require minimum 50mm falls over the first metre from the structure. With the flat to gently undulating terrain across much of Aura, achieving this requires careful attention to finished ground levels. It is frequently non-compliant at PCI.
