
Greater Springfield is one of South East Queensland's most remarkable urban development achievements — a planned city now home to more than 40,000 residents, with schools, a university campus, Springfield Central train station, hospital, and shopping all delivered as part of a comprehensive master-planned framework. Despite its relative maturity compared to newer growth corridors, Greater Springfield continues to deliver significant volumes of new homes. The area attracts strong demand from families priced out of inner Brisbane who want access to established infrastructure without the price premium of inner suburbs.
What's Still Being Built in Greater Springfield
[Spring Mountain](/spring-mountain). Spring Mountain is currently the most active new home construction zone in Greater Springfield. Springfield Rise — Stockland's flagship estate — remains one of SEQ's most searched and active communities with [Metricon](/builders/[metricon](/builders/metricon)), [Coral Homes](/builders/coral-homes), [Brighton Homes](/builders/[brighton](/brighton)-homes), [Clarendon Homes](/builders/clarendon-homes), [GJ Gardner](/builders/gj-gardner), and [Plantation Homes](/builders/plantation-homes) all operating across concurrent stages.
Bloom at Spring Mountain. Peet Limited's Bloom estate is the newer active release in the corridor, delivering additional lots with growing construction activity.
[Springfield Lakes](/springfield-lakes) infill. Springfield Lakes itself continues to see new home construction through infill and smaller residential releases alongside the larger estate activity.
What VG Inspect Finds in Greater Springfield Builds
Waterproofing. Shower membrane height non-compliance is the most consistent finding across Greater Springfield builds from all builders. Required minimum 1800mm on all shower walls. We consistently find application at 1200mm to 1500mm across builds in Springfield Rise, Bloom, and Springfield Lakes.
Slab drainage. The slab drainage requirement — 50mm fall over the first metre from the slab perimeter — is a consistent PCI finding across Greater Springfield. The varying terrain across the corridor, combined with the earthworks required to create building platforms, creates drainage challenges on many lots.
Frame compliance. Greater Springfield is in a designated wind region. Wall bracing compliance and roof fixing requirements are specific to the wind classification of each lot. Frame stage findings — incorrect bracing placement, insufficient tiedown hardware — are found at a consistent rate across Springfield Rise builds.
Concrete works. Driveway control joint defects are regularly found across Springfield builds. The volume of concurrent concrete work across Springfield Rise and Bloom means control joint installation is under consistent pressure.
Contract compliance. Greater Springfield builds — particularly from [Clarendon Homes](/builders/clarendon-homes) and [Plantation Homes](/builders/plantation-homes) — frequently present for PCI with higher-specification items that require careful contract verification. Wrong tile selections, incorrect tapware, and appliance discrepancies are more common on higher-specification builds than on standard volume builder contracts.
