Victoria Point. Victoria Point sees predominantly infill development and smaller residential lot releases rather than estate-scale construction. The suburb's premium coastal positioning — with views to Moreton Bay and Coochiemudlo Island — creates demand for higher-specification custom and semi-custom builds alongside volume builder projects. This diversity of builder types means quality variation between individual projects is higher than in estate construction.

Why the Redlands Demands Specific Inspection Focus
The Redlands has two specific conditions that make certain inspection elements more important than in inland suburbs.
Coastal wind exposure. The Redlands coastline is directly exposed to Moreton Bay. Lots in Victoria Point and coastal Thornlands are subject to significant wind exposure — particularly on northeast-facing and east-facing elevations. Roof fixing compliance in the designated wind region is more critical here than in sheltered inland suburbs. Window and door sealing defects that allow water ingress during storm events are more significant in this environment.
Rainfall and flooding history. Parts of the Redlands have experienced flooding events. Site drainage compliance — ensuring surface water drains away from the building rather than toward it — is particularly important in this context. The required 50mm fall over the first metre from the slab is a consistent finding that takes on additional significance in flood-prone or high-rainfall areas.
