A slab inspection — more accurately called a pre-pour concrete inspection — is the most time-critical inspection in the new home construction process. It takes place after the reinforcement steel is laid and the formwork is set, but before concrete is poured. Once concrete is poured, any defects in the reinforcement or formwork are permanently embedded in your home's foundation.

    Why the Timing Is Critical

The window for a pre-pour slab inspection is typically 24 to 48 hours. Your builder will notify you when the slab is ready for inspection — at that point, you need an inspector on site the same day or next morning, before the concrete truck arrives.

VG Inspect is based in Redcliffe with same-day availability across the Caboolture, Moreton Bay, and North Lakes corridors. For Sunshine Coast, Ipswich, and Logan bookings, we schedule slab inspections with a 24-hour notice requirement.

What a QBCC-Licensed Inspector Checks at Slab Stage

Reinforcement steel. Bar size, spacing, and lap lengths must match the structural engineering drawings. The cover — the gap between the steel and the formwork edge — must meet the minimum specified in the engineering to protect the steel from corrosion.

Termite management system. The termite barrier must be installed continuously around the slab perimeter and at all service penetrations before concrete is poured. Any gaps or discontinuities allow termite entry. This is a critical inspection point — the barrier cannot be corrected after the pour without major rectification.

Slab edge rebate dimensions. The rebate at the slab perimeter — the step that supports the brick course and forms the termite barrier — must match the engineering drawing dimensions. Incorrect rebate dimensions affect both structural performance and termite protection.

Service penetrations and conduit placement. Electrical and plumbing conduits must be correctly positioned and adequately supported before the pour. Incorrectly placed penetrations cannot be moved after the concrete is set.

Formwork. The formwork must be correctly set, adequately supported, and free of gaps that would allow concrete loss during the pour.

    What Happens After the Inspection

If defects are identified, VG Inspect delivers a detailed report with photographs immediately — the same day. Your builder's site supervisor reviews the report and corrects the defects before the pour proceeds. This is the only opportunity to correct these elements. Once concrete is poured, they are permanent.

Book your slab inspection as soon as your builder notifies you the reinforcement is in place. QBCC licence 1318443.
