
[Waraba](/waraba) — formerly known as [Caboolture](/[caboolture](/caboolture)) West — is the newest master-planned community in South East Queensland. If you're building in Waraba, here's what VG Inspect finds on early-stage builds — and why an independent building inspection before handover is essential.
Why Waraba Is Different From Established Suburbs
Waraba is in its earliest delivery phase. That means infrastructure, roads and services are being installed simultaneously with residential construction. Builders are working to tight lot registration and settlement timelines, subcontractors are stretched across multiple sites, and site supervision pressures are high.
This environment — common in all new master-planned communities in their first years — produces a predictable set of defects. The good news is that all of them are identifiable before handover with an independent inspection. The bad news is that without one, many will be covered up and signed off before you collect the keys.
Common Defects Found on Waraba New Builds
Waterproofing membrane height. The QBCC Standards and Tolerances require a minimum 1800mm application height on all shower walls. On early-stage builds across new communities, we consistently find membranes applied to 1200mm to 1500mm — particularly on walls adjacent to the shower screen. Fixing this after tiling requires full tile removal. Catching it at pre-tile stage is straightforward.
Site drainage around the slab perimeter. Finished ground levels on new lots in active communities frequently direct surface water toward the building rather than away. On corner lots and lots where cut and fill has been used, this is especially common. The minimum required fall is 50mm over the first metre from the structure.
Incomplete contract items. In high-volume estates where builders are working to stage completion deadlines, items specified in your contract — fencing, landscaping, appliances, door hardware — are frequently absent or incomplete at practical completion. Documenting these before handover is essential to ensure they are delivered without dispute.
Roof fixing and wind classification compliance. Moreton Bay sits within a designated wind region. Roof fixing requirements — the number and type of fixing per rafter, the spacing and pattern of roof screws — are specific to the wind classification of your lot. Non-compliant roof fixing is a life safety issue and one of the most commonly missed items on new builds.
Termite management system continuity. All new builds in Queensland require a compliant termite management system. On new lots where earthworks, service trenches and post-installation work has occurred, continuity of the termite barrier is frequently compromised. This is a warranty item — but only if it's documented before you sign off.
When to Book Your Waraba Building Inspection
For a Waraba PCI (Practical Completion Inspection), book as soon as your builder notifies you that the home is at practical completion — typically 3 to 5 business days before your scheduled handover date. Do not accept the keys before an independent inspection has been carried out.
For stage inspections on a Waraba build, the most critical stages are the pre-pour slab inspection and the frame inspection. Once concrete is poured and frames are clad, defects at those stages are inaccessible and expensive to rectify.
